Buy to Let Mortgages

£150k – £3m, maximum portfolio with MFS £10m (exceptions available from £100k)

  • Lending up to 75% LTV
  • Maximum 10-year term
  • No stress testing of background portfolio or fixed rates less than 5 years!
  • MUFBs to 30 units, unlimited HMOs, Holiday lets, flats above nuisance premises, ex-local flats including deck-access.
  • Refurbishment BTL without the need for bridging
  • FT Landlords and FTBs considered
  • Share Purchase Agreements acceptable

Commercial & Semi-Commercial Term

£150k – £2m, maximum portfolio with MFS £10m (exceptions available from £100k)

  • Lending up to 70% LTV
  • First-time commercial landlords allowed
  • Properties accepted: Purpose Built Student Accommodation (PBSA), unlimited HMOs/bedsits, Unlimited MUFBs, medical/dental practices, offices, etc
  • Considered case by case:  Nursing/care homes, hotels/B&Bs, restaurants, pubs, steel-framed warehouses, leisure clubs/gyms

Bridge Fusion

£100k – £20m (exceptions available)

  • No ERCs after month 20
  • Even greater flexibility when it comes to affordability
  • Defer interest up to 2% for 2 years
  • Roll interest for up to 6-12 months
  • Ability to overpay 25% ERC free, from month 6
  • Accepts businesses that are looking to turn businesses around before refinancing to more traditional lenders

Bridging Loans

£100k – £50m (exceptions available)

  • Up to 75% LTV (70% for second charge, semi/commercial)
  • Cross charging available on one or multiple properties
  • No hidden costs
  • Specialists in complex circumstances
  • Bankruptcy annulments acceptable
