We have a small, yet experienced team, who pride themselves on delivering a first-class professional service.
Our head office is based in Bath, but we do lend across England, Wales and Scotland (including Shetlands, Orkneys, Arran, Bute, Skye, Harris & Lewis and Mull & Islay), and our products do not have any geographical restrictions on LTV.

What we do
- Our unique Rent-a-Room mortgage product that uses estimated income from a lodger to supplement affordability on a mortgage, bypassing the normal limitations of a guarantor or joint-borrower sole proprietor application around age and the maximum available term. We use this estimated room rental in our affordability model even though the applicant has not yet moved into the property.
- Residential mortgages available up to 95% including new build houses or flats.
- Later life lending with no maximum age at entry or exit of the mortgage through our RIO products.
- Standard or reverse Joint Borrower Sole Proprietor with either the parent or child as the joint borrower (who must be a residential owner occupier themselves, up to a maximum age of 75)
- Residential properties with self-contained annexes or outbuildings that are rented out on Airbnb considered
- Semi-commercial buildings that include an applicant’s home such as a shop or hairdressers are available up to 50% LTV & £250,000
- Age restricted properties, flats or houses considered up to 60% LTV
- Buy-to-lets and Holiday Lets, we offer these types of products via owning the property in personal name or through a Ltd Company.
- We don’t have a maximum age at application or end of term for BTL or Holiday Let mortgages subject to income in retirement.
- Family occupied rental properties (regulated) treated as unregulated if held within a Ltd Co
- Did you know that students can get a mortgage with Bath Building Society? We offer mortgages to university students of up to 100% of the purchase price, where you can use expected rental income as part of the affordability calculation. This product is available only as a referral, please speak to your BDM on how the product works.
