•    Mortgages at speed: We consistently deliver turnarounds on application to offer of three days on average, with some cases even receiving an offer in a matter of seconds. 
•    Near Prime, same priority: Near Prime range available up to 90% LTV with no credit scoring and up to 6 times income available (subject to our Near Prime eligibility criteria).

Our lending criteria

•   Up to 6x income for employed applicants with a single or joint income of £75k and above. Available up to 90% LTV on 2, 3 and 5 year fixed rates.
•   Flats and apartments: We’ll lend up to 95% LTV on second-hand flats and 90% on new build flats (postcode restrictions apply) with 2 year fixed rates available.
•   Catering to those with smaller deposits: We’ll lend up to £750k up to 95% LTV.
•   Gifted Deposits: We’ll accept gifted deposits from non-family members. We also accept housebuilders cash incentives up to 5%.
•   Lending Into Retirement: We’ll lend up to age 80 where the applicant is paying into a pension (maximum age at application restrictions apply).
•   Longer terms: Our maximum term is 40 years.
•   Self-employed applicants: Up to 5.5x income available for self-employed applicants earning over £75k (over £100k for joint applications). We’ll accept pre-tax profit and salary for self-employed company directors.
•   Up to 20% overpayments: We allow up to 20% overpayments per annum.
